The One Connection That Decides a Deck

The ledger, the board bolted to the house, carries about half the deck's load into the building, and it is where deck failures concentrate.

  • Why it mattersFrank Woeste, the Virginia Tech professor whose research with Joseph Loferski produced the ledger bolting schedules later written into the model code, has said he believes roughly ninety percent of deck collapses come from a failed ledger connection, most of them nailed only.
  • The slow versionMissing flashing does the same damage quietly. Water gets behind the ledger, the sheathing and band joist rot, and the bolts end up gripping wood that is no longer there.

Probe it. Push an awl or a screwdriver into the support posts, the joists, the stair stringers and especially the guard posts. Rotted wood is soft and spongy and gives under the point. Then push hard sideways on the top rail: a guard has to resist two hundred pounds at any point along it.
Like-for-like maintenance generally does not, but structural work often does, and anything that amounts to rebuilding the deck certainly does. Because the town's threshold catches any deck over eight inches above the lowest point of grade, the safe move is to ask the Building Department before the work rather than after.
It depends what is moving. Side-to-side sway usually means there is no lateral anchorage tying the deck back to the house, which was not required when older decks here were framed. A bounce underfoot is more often joist span or spacing. Both are fixable, and both should be looked at rather than lived with.
Yes, if the frame earns it. That job is a resurface: the decking comes off, the structure is inspected and repaired, joist tape goes on, and new boards go down. It is also the cheapest way to move from wood to composite, because you are not paying for a new structure.
Modern treated wood is roughly twice as corrosive to steel as the older chemistry was, so electro-galvanised or bare steel fasteners fail early in it. Near the Sound the answer moves further, to stainless. Fasteners and connectors also have to be the same metal, or one quietly corrodes the other.
